What we buy: raw lands, vacant lots, acreage, and teardown properties across Mecklenburg, Cabarrus, Iredell, Union, Gaston and Lincoln counties in North Carolina, and York County, South Carolina.

What we do with it: we review subdivision and entitlement potential, handle the survey and diligence work ourselves, and build single-family homes, from site analysis and permitting through construction and the final walkthrough. If your parcel is around half an acre or more, it may support more than one home, which changes what it’s worth.

Land value

If your parcel is around half an acre or more, it may be worth more than you think

Most owners price their land as one building site, because that’s how it looks. But zoning and lot-width rules across a lot of Charlotte-area municipalities will permit more than one home on a parcel that size, and a lot that carries two homes isn’t worth twice a lot that carries one. It’s worth considerably more than that.

Working out which applies to your parcel means reading the current zoning, the lot-width and setback minimums, the utility tap situation, and whether the town’s comprehensive plan is pushing for infill in your area or against it.

Who you are dealing with

We’re the end user, not a middleman

We build single-family homes. That means we carry a parcel through site analysis, survey, zoning and entitlement work, permitting, construction, and the final walkthrough with the family who buys the house.

That changes what kind of buyer we are. A wholesaler has to find someone else to take the parcel off their hands, which is why their offer arrives with contingencies and sometimes quietly disappears. When we say we’ll close, the only person who has to agree is us, and we’re buying with our own capital, not a lender’s.

How we work

We do our own diligence, and sometimes it tells us no

In early 2026 we had a build lined up on Stegall Street. Mid-diligence we found that relocating the powerlines would rewrite the entire budget. So we walked.

Within days we picked up a nearly identical lot one street over on Sarah Drive and moved the same build to it with minor tweaks. It closed this August. The work we’d put in didn’t die. It moved one street over.

That’s the part most buyers don’t show you. The issues that kill a deal rarely show up in a listing; they show up in diligence, in a powerline or a tap fee or an access easement. We’d rather find them before we’ve made you a promise we can’t keep.

We build in eighteen municipalities where we’ve done the municipal research: comprehensive plans, current ordinances, planning contacts, and whether an update is underway. We would rather know a few markets properly than guess across fifty.

Union County: Monroe, Indian Trail, Stallings, Waxhaw

Iredell County: Mooresville, Statesville

Adam Cozzolino leads land acquisition, underwriting, and development strategy at Tide & Timber Ventures LLC, sourcing opportunities, evaluating subdivision and entitlement potential, and overseeing ground-up construction from acquisition through completion. He has an eye for land others overlook, and the discipline to know exactly when to walk away.

With a measured approach, Adam prioritizes conservative land valuation and clearly defined exit strategies designed to protect investor capital. That mindset was forged early: at just 23, he became the youngest franchisee in Smoothie King’s history, ownership that shaped the operational discipline he brings to every development project today.

BRIAN WOLFChief Operations Officer

Brian Wolf leads project execution across the portfolio while building the operational systems that run the business behind every deal. He assists in oversight of renovation planning, contractor coordination, timeline control, and budget oversight from acquisition through completion, and designs the processes, automation, and reporting infrastructure that keep projects moving and margins protected as the company scales.

He brings that same framework to development: building repeatable processes, engineering out the manual steps that slow a build, and managing risk before it reaches the ground.
